The staging process

Click here to get started on your staging request form or e-mail us for any specific questions. After submitting your request or question, please allow up to 1 business day for Casa Castro Homes + Design to reply. We’ll then schedule a consultation to further evaluate and assess the property and its specific staging design needs.

After our consultation, we will finalize and email our official proposal with our recommendations, staging options, and available dates to stage your property. Once our proposal is reviewed and accepted by you, your payment will be processed. We will then begin the staging design process.

Staging Day

Our favorite day at Casa Castro! We will arrive with our fully-insured design team and begin staging your property, with the aim of staging within 1 full day. We require for the home to be free of persons and other contractors to ensure a smooth and efficient staging process. From hanging up art, to carefully placing furniture in your home, you can rest assured your property is in good hands.

Congratulations! You’ve now accepted an offer and are officially in contract. Before asking us to de-stage your home, keep in mind most sellers keep their home staged until all contingencies (appraisal, inspections, and loan) have been met. We require a 10 business day notice to de-stage your property. We will then schedule our moving team to de-stage your property before close of escrow. Simply give us a call or shoot us an email to schedule your de-staging.

We work closely with every client to ensure we feature the home’s assets to help sell your home.

Our main warehouse is conveniently located in the Phoenix area, with easy access to the West and East Valley. With Casa Castro’s modern and organic aesthetic, we make sure that our staging designs work in harmony and are cohesive with the subject property. Therefore we carry a variety of modern and contemporary inventory, aiming to stay current of design and furniture trends.

Casa Castro Homes + Design aims to spotlight and collaborate with local artists in our staging designs whenever possible. We’re also passionate about giving back to our local community. We work with local non-profit charities, giving our clients a chance to give back. Part of your investment fee with Casa Castro will be donated to local horse and dog rescues in the Phoenix-area, a cause that is close to the founder’s heart.

We want our home staging studio to be a collaborative, community focused studio for clients and vendors. We believe in supporting other small businesses, while helping our clients design and sell their properties.

Frequently Asked Questions

Most frequent questions and answers

The Real Estate Staging Association® (RESA®, the trade association for professional real estate stagers) defines staging as “the preparation of residential properties for sale in the real estate marketplace. The primary objective is to bring the property up to a level that will attract the largest number of potential buyers that will pay the highest price possible. Professional stagers use their knowledge of design trends, real estate ethics, and property renovation solutions to prep and design the home to achieve the sellers goals.”

Decorating is primarily based on an individual’s personal style. It’s made up of the person’s unique personality, background, and day to day lifestyle. When you decorate or design your home, it’s supposed to fit your specific needs and wants. The way you market your home to sell is different. We stage homes with properly designing and merchandising your home so it appeals to the greatest pool of buyers. We’ll never make our clients feel bad regarding their personal taste. We focus on the sellability of your home, putting it in its strongest position so it will be on every buyer’s must-see-list.

Selling a home is often a very emotional and stressful process. Including a professional home staging designer to your real estate team will help alleviate a lot of that stress and guesswork of how to prep your home for the market. A professional stager will be able to work directly with you and your real estate team to ensure we help you properly prep and stage your home, with the aim of getting the highest return back for you and your family.

When a home is fully vacant, most people typically choose to stage their entire home, including the exteriors, like the front porch and backyard to help increase curb appeal. This helps enhance curb appeal and can lead to more interested buyers. There are a few sellers that don’t have the circumstances to move out of their home until they’ve sold it. In these cases, our occupied staging package or a partial staging package with a la carte options would work best. We also offer walk and talk packages where the staging designer will make suggestions to the homeowner during a 2-hour consult, followed up with a written report documenting all suggestions discussed during that consultation. Staging helps showcase the home to its highest potential, while highlighting desirable features. When it shows better, agents are more inclined to show those homes, leading to an increase of offers and offer price. Surveys have also shown that staged homes sell faster, 23 days on average. Overall, it makes your home stand out (in a good way) among competing homes and to potential buyers.

According to RESA®, approximately 75% of sellers saw an ROI of 5-15% over asking price when their home was professionally staged.*

Each home varies in size, architecture, and budget, therefore we offer multiple packages and a la carte options. We also offer complimentary virtual consultations. Please fill out our Questionnaire on our Contact Page to see which staging package works best for you and your specific needs.

Yes. One of the things that sets Casa Castro Homes + Design apart is that we’re a fully-insured staging business. Accidents can happen anywhere and at any time.
